
If you are self-employed and buying in Windgate Ranch, the item most likely to shrink your approval is not your income. It is the reserve requirement, landing on top of a qualifying figure an underwriter already rebuilt downward from two years of tax returns.
Windgate Ranch sits firmly above the conforming loan limit, which means jumbo rules, and jumbo rules are where self-employed files get tight.
How an underwriter rebuilds your income
Two years of filed returns, through Fannie Mae Form 1084 or Freddie Mac Form 91. Not your revenue, not your profit and loss.
- Schedule C: net profit line 31, plus depreciation, depletion and business use of home added back, minus non-recurring income, divided by 24.
- 1120S and K-1: your W-2 wage counts. K-1 ordinary income counts only where distributions are documented and the business has liquidity to keep paying them. Obligations payable within a year subtract unless you evidence they roll.
- 1065 and K-1: same, with guaranteed payments included.
- Schedule E: rental net with depreciation, amortization, taxes, insurance, interest and HOA added back where allowed, minus full PITIA.
Three rules that matter more than the arithmetic:
- A write-off is a trade. Each dollar of aggressive deduction saves tax at your marginal rate and costs roughly four to five dollars of buying power at normal ratios.
- Declining income becomes the baseline. Year two lower than year one generally becomes your qualifying income, not the average.
- A K-1 without distributions is paper. Retained earnings are not spendable income, and underwriting frequently agrees.
What Windgate Ranch adds
Windgate Ranch is a gated community in north Scottsdale against the McDowell Mountains, built as semi-custom production homes rather than one-off customs, with a community center, pools and tennis.
The reserve requirement is the sharp edge. Jumbo programs typically require months of full housing payments held in verifiable, accessible assets after closing. Full housing payment means the whole stack: principal, interest, taxes, insurance and association dues.
For a self-employed borrower this bites twice. Your qualifying income is smaller than your accountant's number, and money sitting in a business operating account does not automatically count as your reserves. Semi-custom production means good comparable data. This is the genuine advantage here over the custom estate communities further north. Homes in Windgate Ranch are built to a set of floor plans, so an appraiser has real, directly comparable sales to work from. Appraisal risk is materially lower than at Mirabel or Whisper Rock, and on a jumbo file that is worth something.
No mandatory private club obligation of the kind Troon North, Silverleaf or Desert Mountain carry, which is favorable for your ratio. Confirm for your address rather than assuming, but this is one fewer item stacked against you. The association stack still counts. Community dues go into your housing expense before an underwriter tests your ratio. Ask how many associations bill the address, get the budget and reserve study rather than just the dues figure, and ask whether any assessment is approved but not yet billed. When the returns do not support the purchase
Take the conventional jumbo if your returns support it. Nearly always the cheapest money available. When they do not, none of what follows is a shortcut around qualifying. Each documents repayment capacity differently and each prices differently than agency financing.
Bank statement. Twelve or twenty four months of deposits with an expense factor applied. Fits consistent deposit flow. Transfers between your own accounts are stripped from the calculation, which is what sinks the owner who sweeps from operating to personal. See Bank Statement Loans in DC Ranch.
Asset depletion. Qualifying income from verified liquid assets rather than earnings. Retirement accounts typically discounted, pledged assets generally excluded.
No-ratio. No debt-to-income test at all. Credit, assets, reserves and the property carry the file.
Before you write in Windgate Ranch
- Count your reserves the way a lender will: after closing, at the applicable discount, excluding anything pledged, and excluding business funds you cannot document access to.
- Talk to your CPA before moving money out of the business to satisfy a reserve requirement.
- Get your CPA and your lender in one conversation before the returns that will qualify you are filed.
- Ask how many associations bill the address, and get the budget, reserve study and any approved assessment.
- Confirm whether any club obligation attaches to your specific address.
- Get fully underwritten, not pre-qualified. A pre-qualification is a calculator. An underwritten pre-approval means a human read your returns and K-1s, which is what makes a listing agent take a self-employed offer seriously at this price.
