Self-Employed and Buying in Whisper Rock, Scottsdale: How You Actually Qualify

Whisper Rock is the rare Scottsdale golf community where the club obligation usually does not land on your debt-to-income ratio, and the reason is structural: property ownership in Whisper Rock Estates is not required for membership, and owning there does not create any rights to membership. The club and the real estate are separate.

That is the opposite of how most golf communities work, and it cuts both ways. Your ratio is cleaner. Your access is not guaranteed.

Why the separation matters to an underwriter

The question that decides how club dues are treated is always the same: are they mandatory?

An obligation you cannot decline is counted against your ratio like a car payment. An obligation you can decline, or one you have not taken on, generally is not. Where membership does not attach to the deed and is not required of owners, there is typically nothing to add to your housing expense.

So a Whisper Rock file often runs cleaner than a comparable file at a community where membership is mandatory. Compare that to what happens elsewhere, which I have written up in How a Scottsdale Golf Club Membership Affects Your Mortgage Approval.

Two cautions before you rely on that.

Confirm it in writing for your specific address. Communities revise their documents, and "generally" is not "always." Get the governing documents and the club's current membership plan rather than trusting a summary, this one included.

If you have joined, or are contracted to, it counts. The test is your obligation, not the community's default. A membership you already hold with mandatory dues and minimums is a recurring obligation whatever the deed says.

And if you have paid an initiation deposit, that money is gone from your reserves. It is generally illiquid, generally not accessible on demand, and generally does not count toward the reserve requirement a jumbo program will apply after closing. That is true regardless of whether the dues hit your ratio.

Your income, as an underwriter rebuilds it

Not revenue, not your profit and loss. Two years of filed returns through Fannie Mae Form 1084 or Freddie Mac Form 91.

  • Schedule C: net profit line 31, plus depreciation, depletion and business use of home added back, minus non-recurring income, divided by 24.
  • 1120S and K-1: your W-2 wage counts. K-1 ordinary income counts only where distributions are documented and the business has liquidity to keep paying them. Obligations payable within a year subtract unless you evidence they roll.
  • 1065 and K-1: same, with guaranteed payments included.
  • Schedule E: rental net with depreciation, taxes, insurance, interest and HOA added back where allowed, minus full PITIA.

Every dollar of aggressive deduction saves tax at your marginal rate and costs roughly four to five dollars of buying power. And a year two lower than year one usually becomes your qualifying income rather than the average.

What Whisper Rock itself adds

Whisper Rock Estates is 800 guard-gated acres with roughly 200 home sites in far north Scottsdale, which is a very low density for that acreage and tells you most of what you need to know about the product.

The golf. Two courses. The Lower opened in February 2001 and was Phil Mickelson's first course design, done with Dallas architect Gary Stephenson for owner Gregg Tryhus. Mickelson reportedly worked through 43 different routings before settling on the 7,359-yard layout. The Upper Course followed in 2005, designed by Tom Fazio. The club is invitation-driven with a member cap, and carries an unusually high concentration of touring professionals.

Roughly 200 home sites is thin comparable data. This is the practical risk on your file. Large custom homes that transact infrequently produce few directly comparable sales, so an appraiser reaches further in distance and further back in time, and adjustments grow. Super jumbo narrows the investor field. Above certain loan amounts fewer lenders participate and their guidelines diverge, particularly on reserves and on how self-employed income is treated. Placement matters more than rate shopping at this level, which is the argument for a broker over one bank's shelf.

Far north Scottsdale brings property questions. Well and septic systems appear in this area and carry their own inspections and documentation on some programs. Ask early rather than discovering it in underwriting.

When the returns do not support the purchase

Take the full documentation jumbo if your returns support it. Cheapest money available. When they do not, these are the documented alternatives, and none is a shortcut around qualifying. Each proves repayment capacity differently, and each prices differently than agency financing because the risk profile differs.

Asset depletion. Qualifying income calculated from verified liquid assets rather than earnings. Often the right instrument at this price point. Retirement accounts typically discounted, pledged assets generally excluded.

Bank statement. Twelve or twenty four months of deposits with an expense factor applied, for the business owner with consistent deposit flow and a deducted-down return. No-ratio. No debt-to-income test at all. Credit, assets, reserves and the property carry the file.

Before you write in Whisper Rock

  • Get the governing documents and the club's current membership plan in writing. Confirm whether any obligation attaches to your address.
  • If you intend to join, say so up front. It changes the file, and it changes it less painfully before approval than after.
  • Count reserves after closing, at the applicable discount, excluding any initiation deposit and anything pledged.
  • Get your CPA and your lender in the same conversation well before the returns that will qualify you are filed.
  • Order the appraisal early and plan for thin comps.
  • Ask about well and septic on the specific parcel.
  • Get fully underwritten, not pre-qualified. A pre-qualification is a calculator. An underwritten pre-approval means someone read your returns and K-1s, which is what makes a listing agent take a self-employed offer seriously at this price.
