Your financing is moving forward. Here’s what happens next.

Your loan has officially entered the processing stage.

This is where your application, documents, purchase contract, and property information are carefully reviewed and organized before everything is submitted to underwriting.

What Does Your Processor Do?

Your processor is one of the most important people working behind the scenes on your loan.

Think of your processor as the coordinator between you, our mortgage team, the underwriter, the appraisal company, your insurance agent, and the title or escrow company.

Their job is to make sure your loan file is complete, accurate, and properly documented before it reaches the underwriter.

Your processor does not approve or deny the loan. That is the underwriter’s responsibility. The processor’s job is to prepare the strongest, cleanest, and most complete loan package possible for the underwriter to review.

What Happens During the Next 48 Hours?

Our processor will typically complete the initial review of your loan within approximately 48 business hours.

During that review, they may:

  • Review your loan application for accuracy
  • Verify that your income documents are complete
  • Review bank statements and funds needed for closing
  • Check your credit report and monthly obligations
  • Review the purchase contract and important closing dates
  • Coordinate with the title or escrow company
  • Confirm that homeowners insurance is being arranged
  • Monitor the appraisal process
  • Identify documents or explanations the underwriter may require
  • Organize the complete loan package for underwriting

Our goal is to catch questions early and give the underwriter everything needed to make a confident decision.

Could We Request Additional Documents?

Yes, and that is completely normal.

A request for another document does not automatically mean there is a problem with your loan. Mortgage lending requires detailed documentation, and sometimes we need updated or additional information to satisfy loan-program guidelines.

We may ask for items such as:

  • Updated bank statements
  • Recent pay stubs
  • Additional income documentation
  • An explanation regarding a deposit or credit inquiry
  • Homeowners insurance information
  • Documents related to another property or financial obligation
  • Updated information that has expired during the process

If we request something, please send it as quickly as possible. Even a small missing item can prevent the processor from submitting the completed file to underwriting.

An Important Reminder While Your Loan Is Processing

Please speak with our team before making any significant financial changes.

Until your loan has closed and funded, avoid:

  • Opening or closing credit accounts
  • Financing furniture, appliances, or a vehicle
  • Co-signing for another person
  • Moving large amounts of money between accounts
  • Making large cash deposits
  • Changing jobs or changing how you are paid
  • Spending money reserved for your down payment or closing costs

If something needs to change, call us first. We can help you understand how it may affect your approval before you take action.

What Happens After Processing?

Once the processor has completed the initial review and collected the necessary information, your loan will be submitted to underwriting.

The underwriter will conduct an independent review of the entire loan file, including:

  • Income and employment
  • Credit history
  • Assets and funds needed to close
  • Current debts and monthly obligations
  • The appraisal and property
  • Title information
  • Loan-program requirements

The underwriter’s job is to confirm that the loan meets all applicable lending guidelines.

What Happens After the Underwriter Reviews It?

In most cases, the underwriter issues an initial approval with conditions.

That means the loan has passed its initial underwriting review, but the underwriter needs a few remaining items before issuing the final approval.

Some conditions are handled entirely by our team. Others may require an updated document or short explanation from you.

Conditional approval is a normal part of the mortgage process—and it is a major step toward the finish line.

What Do You Need to Do Right Now?

Unless someone from our team has requested something, you do not need to do anything right now.

  • Respond quickly if we request a document
  • Avoid major financial changes
  • Keep your funds available for closing
  • Contact us before making a decision that could affect your finances or employment

The Next Major Milestone

Submitted to Underwriting

Once processing is complete, your loan will be placed in front of an underwriter for its official credit and guideline review.
