Investor Buying in Scottsdale Mountain: How You Actually Qualify

Buying an investment property in Scottsdale Mountain turns on two questions, and your credit is not either of them: how much of the rental income a lender will actually count, and whether the association permits what you intend to do with the property.

Answer both in writing before you write the offer.

How much rental income counts

Three sources a lender will genuinely use, strongest first:

  1. A signed long-term lease with documented receipt of rent, subject to a vacancy factor.
  2. Documented operating history on the subject property: Schedule E plus a full year of statements.
  3. A market rent appraisal, Form 1007, which in most cases opines on long-term rent rather than nightly revenue.

Not used: your pro forma, a projection tool's estimate, an advertised nightly rate, or the seller's unverified claim.

If short-term rental is the plan, lenders discount projected nightly income severely or refuse it entirely, and Scottsdale income is seasonal and event-driven on top of that. See Spring Training, the Open, and Your Loan.

DSCR loans test the property's income against the payment instead of your personal income, which is the right instrument when your returns are deducted down. Ask the specific question before going under contract: will this investor use documented short-term rental history on this property, what documentation is required, and what haircut applies. DSCR is non-agency and prices differently for that reason.

What the community governs

The association's rental policy decides your plan, and it may be stricter than the city. The City of Scottsdale regulates short-term rentals with registration, licensing, notification and insurance requirements. A gated community association can restrict or prohibit rentals independently and commonly sets a minimum lease term. Thirty days or more ends a nightly rental plan whatever the city allows. The stricter rule governs. Get the policy in writing for the specific address.

In a guard-gated hillside community with a largely owner-occupied character, assume the rules are tighter rather than looser until you have read them.

What the property adds

Scottsdale Mountain is a gated community on the McDowell Mountain foothills in east Scottsdale, primarily custom and semi-custom homes on hillside lots with substantial views.

Hillside lots raise real questions. Steep terrain can involve retaining walls, engineered foundations, drainage and in some cases geotechnical considerations. An appraiser accounts for site conditions, and an inspector should look hard at anything structural. Budget for the inspection to find something.

View premiums are difficult to appraise. Two homes with similar square footage and very different views are not comparable, and the adjustment for a view is among the most subjective an appraiser makes. In a community where few homes sell in a year, that compounds. Order the appraisal early.

You are likely in jumbo territory, which means reserves held after closing, tighter ratio tolerances and fuller documentation, and on an investment purchase the bar is higher still. See Jumbo Loans in Scottsdale.

Association dues count. On a DSCR file they sit on the property's expense side and directly move your coverage ratio. On a conventional investment loan they count against your ratio. Ask whether any assessment is approved but not yet billed. See HOA Dues, Club Dues and Assessments.

Occupancy, stated honestly

A property rented most of the year is not a second home whatever you call it on the application, and misstating occupancy to obtain better terms is mortgage fraud. See Second Home or Investment Property in Scottsdale.

If your personal returns do not support it

Take the conventional investment loan if they do. When they do not, each of these documents repayment capacity differently and prices differently than agency financing: DSCR, the property carries itself; bank statement, deposits with an expense factor applied, noting transfers between your own accounts are stripped, covered in Bank Statement Loans in DC Ranch; asset depletion; and no-ratio, no debt-to-income test at all, frequently right for an investor holding multiple properties whose deducted-down return misrepresents them.

Before you write in Scottsdale Mountain

  • Get the association's rental policy in writing, including any minimum lease term. In a gated community this usually settles the question.
  • Confirm City of Scottsdale requirements if nightly rental is the plan.
  • Inspect hard on a hillside lot. Retaining walls, drainage, foundation, anything structural.
  • Order the appraisal early and expect view adjustments to be contestable.
  • If the property has rental history: trailing twelve months of statements and the seller's Schedule E.
  • Ask your lender the specific DSCR question and get the haircut in writing.
  • Get fully underwritten, not pre-qualified. A pre-qualification is a calculator. An underwritten pre-approval means someone looked at how this property's income will be counted.
